A. Duie Pyle to develop integrated logistics campus near Port of Virginia
A. Duie Pyle has purchased a 43-acre site at the Port 460 Logistics Center in Suffolk, Va., where it plans to develop an integrated logistics campus combining warehousing, less-than-truckload (LTL) cross-dock operations, and transloading services.
The project, located at 3047 Starboard Court in Suffolk will include a 52-door LTL cross-dock and a 200,000-sq.-ft. warehouse (expandable to 420,000 sq.-ft.) under one roof. The facility is designed to support a range of services including warehousing and distribution, transloading, LTL, dedicated contract carriage, drayage, and truckload brokerage.
Pyle said in the news release the site’s proximity to the Port of Virginia will provide connections to Northeast, Mid-Atlantic, and Ohio freight corridors.

Construction is expected to be completed in the second quarter of 2027. The company said the facility will create new jobs within its first year of operation, including warehouse and driver positions, and will support Pyle’s broader transportation network from Virginia to Maine and west through Ohio.

Duie Pyle. “By establishing this integrated warehouse and LTL service center near the Port of Virginia, we’re not just enhancing our capacity; we’re addressing the pressing need for more efficient, adaptive solutions that streamline operations in a high-demand market. “
The Port 460 Logistics Center is being developed by Rockefeller Group and Matan Companies, which broke ground on the project in September 2024. They are now nearing completion of the first two buildings: a 339,150 sq.-ft. distribution center and a 246,490 sq.-ft. distribution center. Pyle will develop Building 5 as part of the project’s first phase, which will ultimately include 2.4 million sq.-ft. of industrial space across five buildings, with a second phase planned.

Duie Pyle is a major win for Suffolk and a strong vote of confidence in our city’s growing logistics economy,” said Suffolk mayor Mike Duman. “We’re proud to welcome A. Duie Pyle to Suffolk as they create new jobs and strengthen our tax base. Pyle expects to create up to 50 jobs in its first year of completion further bolstering our local economy.”
